Since 23 November 2015, all landlords of residential properties in Wales need to register with Rent Smart Wales and comply with the Housing (Wales) Act 2014. Landlords should register online at www.rentsmart.gov.wales . The registration lasts for 5 years and the landlords must keep the details up-to-date.

In addition, landlords who self-manage their properties in Wales, must also apply for a license.

The Renting Homes (Wales) Act 2016 received royal assent on 18th January 2016 and this Act replaces the different forms of existing tenancy agreements with two main types of periodic and fixed-term occupation contracts, to residential properties in Wales.
